Like any other mechanical system, your garage door needs a little attention and care to continue operating smoothly. It’s the largest moving part of a home and it’s used multiples times a day throughout the year, so problems are bound to arise.

By following these ten simple tips, you can keep your garage door in excellent condition and avoid costly repairs down the line.

Observe and Listen

Take a moment to watch and listen to your garage door in action every time you use it. Does it move smoothly, or does it jerk in certain places? Is it silent, or does it emit grinding or scraping noises?

Also, check if both sides of the system, including springs, pulleys, and cables, appear symmetrical. Paying attention to these details can help you identify any potential issues early on.

Tighten the Hardware

With frequent use, the hardware on your garage door can loosen over time due to movement and vibrations. To prevent this, regularly examine and tighten all roller brackets and bolts using a socket wrench.

By keeping the hardware secure, you ensure smooth operation and minimize the risk of unexpected malfunctions. Problems with hardware often lead to a very costly garage door repair, so try to do everything you can to avoid it.

Test the Balance

Proper balance is crucial for your garage door. An imbalanced door can strain the garage door opener and lead to premature wear and tear. To check the balance, start by disconnecting the opener by pulling the release handle.

Manually move the door halfway up and see if it stays in position. If it doesn’t, the counterweight system might be improperly balanced. Adjusting garage door springs is best left to professionals, so consider reaching out to experts for assistance.

Inspect the Rollers

Rollers play a big role in the operation of your garage door. It’s important to inspect them twice a year and replace them approximately every seven years, especially if you frequently use your garage door.

Look for signs of wear, such as chips, cracks, or any other damage. If you notice any issues, promptly replace the rollers. You can do this by removing and reinstalling roller brackets that aren’t attached to the cable system.

Lubricate its Moving Parts

Keeping the moving parts of your garage door well lubricated is a simple yet effective way to extend its lifespan and it takes less than 10 minutes a year. Use white lithium grease on the opener’s chain or screw and utilize a spray lubricant.

This can be obtained from your local garage door specialist, to coat the overhead springs. Regular lubrication minimizes friction and helps prevent premature wear and tear.

Take a look at the Cables

The high-tension cables that lift your garage door should never be tampered with due to the significant force they exert. However, you can visually inspect them to check for any signs of damage or broken strands.

If you notice any issues, it’s a clear indication that you should contact a professional for further evaluation and necessary repairs.

Clear up the Tracks

To ensure smooth operation, inspect the tracks on both sides of your garage door regularly. Remove any debris or obstructions that might hinder its movement. If you want to go the extra mile, you can use a level to check if the tracks are properly aligned.

Keep in mind that major track adjustments should be handled by professional garage door technicians.
